1. Full Assessment
We begin by inspecting your real wood floor to assess its condition. This includes checking for deep scratches, worn areas, dents, staining and any possible repairs that might be needed. If wood floor repairs are required, we can include these in our quote.
2. Coarse Sanding
We start with coarse abrasives to remove old varnish, oils, surface dirt, and heavy wear. This stage takes the floor back towards bare timber and levels uneven boards where possible.
3. Edge & Corner Sanding
Specialist edging and corner machines are used around skirting lines, door frames, radiators, and tight areas that the main sander can’t reach. This makes sure the entire floor is sanded evenly, not just the open areas.
4. Medium & Fine Sanding
We use progressively finer abrasives to smooth the timber, remove sanding marks from earlier stages, and refine the surface. This prepares the wood for finishing and helps achieve an even final appearance.
5. Final Buffing
A high-speed rotary buffer is used to remove micro-scratches and blend the surface across the whole floor. This final step creates a consistent base, ready for stain or protective finish.
6. Stain or Clear Finish

Refinishing removes the old top layer, sands the boards back to clean timber and applies a fresh protective finish. It clears scratches, dents, water marks and fading.
Resurfacing (also known as maintenance or buff and recoat) is a lighter touch. It adds a new coat on top of the existing finish but doesn’t fix deeper marks or wear.
When we visit to assess your timber flooring, we can advise on the best option, depending on the extent of the damage, the type of wood, and the previous products that have been applied.
Most solid wood floors can be refinished between 4 and 6 times across their life. The exact number depends on the thickness of the boards and how they’ve been sanded in the past. During your assessment, we can check the remaining depth and confirm what’s possible.
If the boards are structurally sound but the surface looks worn, scratched or faded, refinishing is usually enough to restore them.
A new wood floor installation is only needed when the timber is beyond repair, for example, if there is severe water damage, major movement or boards that are too thin to sand again. We can advise on this during your quote, so you know the best route forward.
Many engineered wood floors can be refinished, depending on the thickness of the top layer. We check this during the assessment to confirm if sanding is safe.

Sanding greatly improves how the floor looks and feels, but it cannot resolve underlying structural issues within the subfloor. If any structural problems are identified, we would always recommend carrying out floor repairs before any sanding work.
Where floors have deep gouges, old stains, or burn marks, sanding will reduce and soften the damage as much as possible. In some cases, marks that sit deep within the timber may remain faintly visible once finished.
If staining or colour change is chosen, colour can absorb slightly differently across older boards, repaired areas, and replacement timber. We always carry out patch testing on the actual floor and aim for the most consistent, balanced colour result possible.
If your floor has gaps between boards, refinishing will achieve a better overall result when combined with gap filling, helping the finished floor look neater and more uniform.
Laminate flooring cannot be sanded or refinished. It has a printed surface layer rather than real timber, so sanding would damage it permanently. If a laminate floor is worn or damaged, replacement is usually the only option.
