Our Floor Polishing Process
We treat every floor with care, taking the time to prepare it properly before applying any new finish:
Initial Assessment
We check the condition of the real wood floor to confirm it’s suitable for a buff and recoat. We’re looking for:
- Surface wear, but no deep scratches, stains, peeling or bare wood
- No contamination (wax, oil, or cleaning residues that might affect bonding)
- A known finish that’s compatible with new coats (usually Bona or Osmo)
Deep Clean
The floor is vacuumed and cleaned to remove dust, dirt and any silicone-based product residue that might affect adhesion. Floor cleaning helps the new coat bond reliably.
Light Abrasion (Buffing)
Using a dust-free rotary buffer or fine screening disc, we lightly abrade (or “screen”) the existing finish. This prepares the surface for the new protective layer.
Recoating
We apply a fresh coat of water-based lacquer or maintenance oil (usually Bona Mega or Osmo Polyx Oil). These finishes are available in matt, satin, or gloss, and they will protect your floor while renewing the surface sheen.
Drying & Curing
We will talk you through how best to care for your floor, including when you can walk on it again, and how long to wait before putting furniture and rugs on it.

Wooden Floor Maintenance Services FAQs
Your floor is suitable for a buff and polish if the finish is worn but not broken through to bare wood. Surface scuffs, dull areas and general tiredness are all signs that maintenance will help.
Buffing isn’t suitable if the floor has had oil and lacquer mixed in the past, wax applied over lacquer, or when household cleaners containing silicone or polish have been used. Floors with flaking or peeling finishes also won’t accept a new coat properly. For this reason, we always carry out adhesion testing or a small trial patch if needed.
If your floor has more extensive damage, during the initial consultation, we can talk you through options including floor gap filling, wood floor repairs and floor sanding.
We only carry out maintenance on floors with a known, compatible finish to make sure the new coat bonds safely.
If we have worked on your floors before, we can be sure that the products will work well together.
For any new customers, we will talk to you about the products used before so we can assess if we are able to buff and polish your floor. If your floor has a mixed, wax or silicone finish, we’ll advise a full sanding instead.
A buff and recoat lifts light marks, but more serious damage usually needs full wood floor sanding and a new finish applied. We can advise during the initial inspection whether your floor requires more than just maintenance to enhance its beauty and durability.
As buffing doesn’t remove the existing finish layer, it cannot:
- Remove deep scratches or dents
- Remove stains or grey/black water marks
- Change the colour of the floor
- Fix UV fading or patchy areas
- Blend repaired boards
- Fix gaps or movement in floorboards
- Remove dark traffic lanes
- Remove adhesive, paint, or heavy dirt trapped in the finish
The length of time to complete the buff and polish depends on the condition of the floor; however, most wood floor maintenance jobs are completed on the same day. You can walk on the floor within a few hours and move furniture back the next day in normal conditions.

How often maintenance is needed depends on the type of finish and how the space is used.
For lacquered floors, buffing every 12-36 months helps maintain durability and can delay the need for full floor sanding for much longer.
For oiled floors, maintenance oiling is usually needed more often, typically every 6-12 months, to keep the surface protected.
Light routine care between professional treatments also helps your floor stay in good shape and stretches the time between maintenance visits.
