We recently completed a special restoration project in Hastings, working on over 200-year-old pine floorboards that spanned the entire client’s property. Unfortunately, previous trades had replaced some damaged boards with modern pine, a common but significant mistake that disrupts the character and visual harmony of period floors.
After agreeing on the number of boards that needed to be replaced, we sourced more suitable reclaimed timber and got to work. We thoroughly inspected the entire floor, securing any loose sections and addressing any hidden damage.

Then came the real challenge: layers upon layers of old oil built up over generations. In the past, people would keep adding oil on top of oil, thinking it added protection, only to give up later and carpet over it. To bring these floors back to life, we ran multiple sanding passes (well beyond our usual three stages), gradually cutting through years of buildup to reveal the wood’s true beauty.
Once the boards were clean, we buffed and prepped the surface before sealing it with three coats of Bona Mega clear varnish, offering a natural look with long-term durability.
It’s always a pleasure to give such historic floors the care they deserve.
